Lease agreement:

The fixed lease agreed upon amounts to EUR 877,000.
The lease agreement contains a stable value clause.
In the event of a change to the official German consumer price index (currently CPI 2005 = 100) by at least 10%, the lease shall be adjusted by 75% of the index change as a percentage.

Distributions:

During the initial years, the forecast distribution of 5.25% per annum will be tax-free to the investor due to the offsetting of advertising costs. During the investment phase, the equity yield rate will amount to 6.0% per annum.

Borrowed capital:

Borrowed capital to the amount of EUR 7 million was agreed upon in the loan agreement of 6 July 2011.

Amortisation:

Amortisation is calculated at a rate of 2.7% per annum (unchanging every year EUR 187,850). Amortisation shall begin on 1 January 2012.

* Over the next 15 years, Germany will require in-patient care facilities for an additional 330,000 to 413,000 senior citizens. This represents a 50% increase over those currently existing (roughly 700,000 in-patient nursing care beds). In addition, facilities currently serving some 250,000 to 300,000 nursing care recipients are in need of refurbishment and/or modernisation.
