In the shadow of Germany's most beautiful real estate, we have been in business for about 40 years, we have withstood the highs and lows of the market and we have established around 126 closed real asset funds with an investment volume of approx. 5.4 billion euro. They have financed a total of 162 real properties with a rentable area in excess of 2.5 million m². More than 4,000 investors, including a large number of multiple subscribers, are or have been involved in these funds to the tune of approximately 2.5 billion euro equity.
Up to the end of 2008, 38 real asset funds were dissolved after the sale of the properties or of the shares, or they didn't even reach the stage of a public flotation because the properties were sold to individual investors. The rates of return (Internal Rate of Return) for the investors of the funds dissolved amount to 16 % p. a., on average they were around 8 % (after tax).
We earn your trust
We don't see our closed-end real estate fund primarily as a financial product – we tend to think this would be a short-sighted view – But as long-term capital investments for which we exploit all the opportunities to increase future competitiveness, asset security and asset expansion by making ongoing investments in renovation, restructuring or extensions.
The dividend payout ratio achieved on average (all funds for all the years of our business operations) of 5,4 % p. a. plus the average repayment rates of 2,2 % p. a. and the successful sales with an average return of around 8 % p. a. after tax confirm the correctness of this strategy.
Fund provider and real estate support provider
For years the Ebertz & Partner Group in Cologne have been one of Germany's top initiators of closed-end real estate funds.
We service the majority of the funds we initiate ourselves, we organise and manage the financing, we find tenants/leaseholders/operators, and we take care of conversion, extension and revitalisation measures. We know the major global players on the real estate market and work with them on a case-to-case basis.
And since Rhinelanders, and more specifically those who come from Cologne, are naturally curious and cosmopolitan, we have been at home with our properties since the 90s not only in Germany, but also in the other European countries.

Change of generation
Dr. Herbert Ebertz and Dr. Karl Bartel, who founded the Ebertz & Partner Group about 40 years ago and made it into one of Germany's large providers of close-end real estate funds, retired from active business at the end of 2007 to make way for the next generation. But they are still at the disposal of the individual funds as general partners and will continue to play in advisory role in the new E&P Holding company's advisory board.
New company structure
Under Dirk Iserlohe, who has been with the Ebertz & Partner Group since 1997 as a partner and managing shareholder, the new E&P Holding GmbH & Co. KG was founded in January 2008. This company provides the umbrella organisation for the real estate activities of Ebertz & Partner as well as for the business of Neue Dorint GmbH (Resorts und Hotels) and SenVital GmbH (reals estate for the elderly). E&P Real Estate has at its side the special service companies CMde CENTERMANAGER und IMMOBILIEN and E&P Immobilien- und Projektmanagement.
